Overview

Founded in 2008 by Rafael Marrero, a Stanford Certified Project Manager (SCPM®) and Lean Six Sigma Certified Master Black Belt (LSSMBB®/CMBB®) Munify Corp d/b/a Rafael Marrero & Company has since provided project management, project rehabilitation, owner’s representative, financial consulting, and risk management in connection with tens of millions dollars of construction, and development projects throughout the United States and abroad. This combination of services is the cornerstone of Rafael Marrero & Company's success in establishing budgets, obtaining financing, managing the construction process and bringing scope compliant projects to completion safely, on time and within budget.

The process of directing and controlling a project from start to finish may be further divided into 5 basic phases:

Phase 1: Project Conception And Initiation

Rafael Marrero & Company’s Project conception and initiation phase provides a solid foundation to build and create an effective solution. An idea for a project will be carefully examined to determine whether or not it benefits the organization.

Phase 2: Project Definition And Planning

A project plan, project charter and/or project scope may be put in writing, outlining the work to be performed. During this phase, a team should prioritize the project, calculate a budget and schedule, and determine what resources are needed.

Phase 3: Project Launch Or Executing

Our execution includes managing expectations, development of an effective team, proper management of each project through information systems, checklists, quality assurance checkpoints and effective communication of status reports and resolutions of problems.

Phase 4: Project Performance And Control

Project managers will compare project status and progress to the actual plan, as resources perform the scheduled work. During this phase, Rafael Marrero & Company project managers may need to adjust schedules or do what is necessary to keep the project on track.

Phase 5: Project Close

Rafael Marrero & Company’s Project closing phase ensures that each phase of the project has been fully completed. We obtain client acceptance, install deliverables, document each project, issue the final report and conduct our post-implementation audit. After project tasks are completed and the client has approved the outcome, an evaluation is necessary to highlight project success and/or learn from project history.
